Viewings are by prior appointment through SLCA.
Normally we’ll meet you at the property at an agreed time, but sometimes the current tenant or the property’s landlord will show you around and answer any questions you may have.
Viewings are generally during office hours, Monday to Friday. We can sometimes arrange Saturday morning viewings if this is convenient for the current occupant.
When you’ve found your ideal home, we will issue application forms and ask you to pay the search and reference fee.
This fee is non-refundable, so you need to be sure you want to proceed before paying it. We will go through your application with you to ensure there are no obstacles that might prevent a successful outcome, before we bank your search and reference fee.
Additionally, we’ll ask you to pay a ‘fee of intent’, which reserves the property for you while we follow up references and complete financial checks. Your ‘fee of intent’ is typically equal to half a months’ rent. Following successful referencing, this will go towards your first month’s rent.
When the search and referencing are completed successfully, we will issue your tenancy agreement.
This is a legally binding document, so it’s vital you read it thoroughly and understand its contents in full before you sign it. If anything is unclear, we’re always happy to clarify and would advise seeking independent legal advice on any aspects you’re still not sure about.
Rent is payable monthly in advance as cleared funds on the tenancy start date.
SLCA will give you a standing order mandate to complete and give to your bank.
You will also be responsible for paying bills such as Council Tax, utilities, telephone and insurance for the duration of your tenancy. We will take meter readings with you at check-in and supply these to the utility companies on your behalf.
Your deposit is normally one and a half times the monthly rent, plus a pet bond where applicable.
As required by law, this deposit is registered with a government-approved deposit scheme and is held against damage to the property and any other liability under the terms of the tenancy agreement.
NOTE: SLCA operates a ‘professional clean policy’ whereby our fully managed properties are cleaned professionally before you move in. At the end of a tenancy, outgoing tenants are responsible for providing the same level of cleanliness when they vacate the property. If they fail to do so, SLCA will instruct professional cleaners at the vacating tenants’ expense.
