Looking after our landlords

At SLCA we offer landlords a range of special services. For example:

  • Cash flow support: SLCA can pay maintenance costs up front and recover them as an attachment on future rental income. Note: interest is payable on unpaid debit balances.
  • No registration fees or up-front charges when landlords appoint SLCA as the sole agent.
  • Visits to properties during untenanted periods are included in our management fee.

Founded in 1983, SLCA is a specialist letting agent for Marlborough and the surrounding area. We channel all our resources and knowledge into successful residential lettings.

Inventories



Rather than outsource them to an inventory clerk, SLCA Managers compile their own written and photographic inventories. Inventory documents must be precise and comprehensive and can be critical for determining dilapidations or damage accurately and resolving end-tenancy disputes.

Tenant Checks



SLCA performs searches and reference checks on prospective tenants in house to ensure reliability and robustness. These checks include those for CCJs, bankruptcy, use of aliases, employment and previous landlords and Right to Rent.

Check-In

When it’s time for them to move in, we meet your tenants at the property and emphasise to them the standards we expect throughout their occupancy. We’ll also make sure they’re familiar with things like heating controls and how appliances work, explain what to do in emergencies and have them sign the cleanliness agreement. We also take utility meter readings and submit these to the current providers.

Check-Out


SLCA conducts a comprehensive check-out with your tenant and will resolve any damage disputes on your behalf. If necessary, this includes forwarding reports to the arbitration service, whose decisions are legally binding and not open to appeal.
